This package from Zotac was built for a specific purpose (extremely compact and efficient desktop replacement with optimized airflow and VR gaming capable hardware with added benefits of support etc.). As Theo has said, time, research and money went into it, naturally it’ll be a bit more expensive than if you were trying to replicate it yourself by purchasing different parts from multiple vendors.
It’s not entirely fair to say you can make one yourself for cheaper overall cost. You can make a “similar” one yourself for less money, but it won’t be a Zotac ZBOX, and it won’t be as optimized.
