Damn, my plan w2as to leave at 4:30 yet here i am still stuck at work cause our furniture oke only decided to arrive at 4:30... and their still busy... FML

If it was and the seller said she would fix it, was it in writing, and yes sue her ass for all damages incurred due to her being so useless in fulfilling her side of the agreement

I am planning on reporting the agent to the affairs board yes, right after I get them to sort this crap out. If I turn against them now, they will be less likely to help, although they have been bloody useless up to now. My lawyer has advised that we pay to get everything fixed and deduct it from the occupational rent and then the purchase price if need be.

the longer it takes to file a complaint with the board the less likely you will be able to win the case. I did the estate agency gig for a couple years and heard some horrific stories about how agents screwed up with not notifying clients of latent and patent defects.
My parents even pulled out of a sale even though they were given permission by the seller, yet the agent sued them even though they were responsible for not informing my parents of electrical wiring problem that would have cost 20k (back then roughly 7% of house value) and were sued for agents commission, so just be sure that you have a strong case and all ducks are in order before approaching the estate agency affairs board.
